WHAT WE DO AND HOW WE DO IT

At SharpMark Designs, our commitment is rooted in delivering thoughtful architectural solutions that strike a balance between creativity and technical clarity. Each project is approached with careful attention to detail, ensuring designs are not only visually compelling but also practical, buildable, and responsive to client needs. Through close collaboration, clear communication, and a disciplined design process, we translate ideas into well-resolved architectural solutions that support both function and longevity. Our work reflects a dedication to precision, consistency, and a deep respect for the built environment.

Phase 1: Preliminary Design

We begin each project with a focused preliminary design phase that establishes the overall vision and direction of the work. This phase includes the development of initial floor plans and corresponding elevations, along with the identification of preliminary material and finish selections. Collaboration is central to this process, allowing us to align design intent with client goals while exploring spatial relationships, massing, and functionality. The outcome of this phase is a clearly defined design concept that provides a strong foundation for further development.

Phase 2: Construction Documents

After approval of the preliminary design, the project advances into the construction documents phase. During this stage, the approved design is refined into a coordinated set of drawings suitable for permit submission, if required, and for construction use. These documents may include foundation plans, floor plans, elevations, and building sections and details, along with structural and electrical intent as necessary for review. This phase is focused on technical accuracy, coordination, and clarity, ensuring the design can be executed efficiently and in accordance with applicable requirements.

Phase 3: Permitting

The permitting phase addresses revisions, clarifications, and modifications to the active drawing set as required by permitting authorities. This phase ensures the construction documents respond appropriately to review comments while maintaining the integrity of the approved design.

Remodel Projects

Remodel projects follow a similar design methodology while responding to existing conditions and constraints. Due to the variable nature of remodel work, these services are provided on an hourly basis and progress through applicable phases as needed to support the scope and complexity of the project..
